Apple, Amazon lease big Sunnyvale office sites in hopeful market sign

SUNNYVALE — Apple and Amazon have agreed to leases for office space in Sunnyvale, sources familiar with the transactions disclosed.

Apple will lease a 125,800-square-foot building at 580 North Mary Ave., multiple sources stated. Peery Arrillaga, a Bay Area real estate development firm, owns the property.

Amazon struck a deal to lease 316,600 square feet at 1000 Enterprise Way, multiple sources familiar with the transaction said.

The agreements arrive at a time when the South Bay office market has caused vacancy levels to improve in the April-through-June second quarter of 2026 when compared with the prior three months at the end of 2025.

“The Silicon Valley office market saw continued growth as significant tech leases contributed to another quarter of occupancy gains, driven by tenant demand for market-ready, amenity-rich Class A space,” Colliers, a commercial real estate firm, stated in a report for the South Bay office market during the second quarter.
